These Terms and Conditions ("Agreement") govern the relationship between Sarasota Sauna Builders ("Company," "we," "us," or "our") and the client ("Client," "you," or "your") for sauna design, construction, and installation services in Sarasota, Florida and surrounding areas.
By requesting a quote, signing a project agreement, or engaging our services in any capacity, you agree to be bound by these terms. Please read them carefully.
Services
Sarasota Sauna Builders provides custom sauna design, construction, and installation services including but not limited to: indoor sauna installation, outdoor sauna installation, custom sauna builds, and professional installation of client-supplied sauna kits.
All services are performed in accordance with Florida building codes, applicable local ordinances, and manufacturer specifications. The exact scope of services for each project is defined in the individual written project agreement provided to the Client prior to commencement of work.
We reserve the right to refuse service at our discretion, including but not limited to situations where site conditions are deemed unsafe or unsuitable for sauna installation.
Quotes and Estimates
All free consultations and initial quotes are provided without obligation. Written quotes are valid for 30 days from the date of issue unless otherwise stated.
Quotes are based on information available at the time of assessment. If site conditions differ materially from those represented during the consultation (e.g., structural issues discovered during work, necessary electrical panel upgrades not identified during initial assessment), a change order will be issued and must be approved by the Client in writing before additional work proceeds.
Verbal estimates or informal discussions do not constitute binding quotes. Only written, signed project agreements are binding on Sarasota Sauna Builders.
Payment Terms
Payment schedules are specified in each individual project agreement. Standard payment terms are as follows:
- •Deposit (50%): Due upon signing of the project agreement to secure your project start date and procure materials.
- •Progress payment (25%): Due upon substantial completion of framing and rough-in work.
- •Final payment (25%): Due upon project completion and final walkthrough.
Payments may be made by check, bank transfer, or major credit card. A 2.9% processing fee applies to credit card payments. All invoices are due upon receipt unless otherwise agreed in writing.
Projects where payment is not received within 7 days of the due date may be suspended at our discretion. A finance charge of 1.5% per month may be applied to outstanding balances beyond 30 days.
Project Changes and Cancellations
Change orders: Any changes to the scope of work, materials, or specifications after the project agreement is signed must be requested in writing. We will provide a written change order detailing any adjustments to cost and timeline. Work on the changed scope will not begin until the change order is signed by both parties.
Cancellation by Client: If the Client cancels the project after signing the project agreement but before work commences, the deposit may be retained to cover design, planning, and material procurement costs already incurred. If cancellation occurs after work has commenced, the Client is responsible for payment for all work completed to date plus any materials procured.
Cancellation by Company: We reserve the right to cancel a project due to unforeseen circumstances, unsafe site conditions, or material misrepresentation by the Client. In such cases, we will refund any amounts paid less the value of work and materials already committed.
Permits and Code Compliance
Sarasota Sauna Builders handles permit applications and coordinates required inspections as part of our service on all applicable projects. We operate in full compliance with Sarasota County building codes, City of Sarasota ordinances, and Florida state electrical codes.
The Client is responsible for ensuring that the installation site complies with applicable HOA restrictions or deed covenants prior to the project start date. We are not responsible for violations of private HOA rules or deed restrictions that the Client fails to disclose.
If a permit application is denied due to site conditions, zoning, or HOA restrictions that were not disclosed to us at the time of quote, additional fees may apply for redesign or resubmission.
Warranties and Guarantees
Craftsmanship warranty: Sarasota Sauna Builders warrants all workmanship for a period of 5 years from the date of project completion against defects in labor and installation.
Materials warranty: All materials and equipment are subject to the respective manufacturer's warranty. We will assist in facilitating warranty claims with manufacturers where applicable.
Warranties are void if the sauna is used or modified in ways inconsistent with the manufacturer's guidelines or our post-installation care instructions, or if damage results from acts of God, flooding, improper Client maintenance, or unauthorized modifications made by third parties.

Client Responsibilities
The Client agrees to:
- •Provide accurate and complete information about the installation site, including dimensions, existing electrical capacity, and any known structural issues.
- •Provide safe, reasonable access to the installation site and ensure the work area is clear and accessible on scheduled work days.
- •Ensure all utilities (water, electricity) are operational and accessible during installation.
- •Notify us of any HOA requirements, deed restrictions, or third-party approvals required before work begins.
- •Follow all post-installation care and maintenance instructions provided at project completion.
Limitation of Liability
To the maximum extent permitted by Florida law, Sarasota Sauna Builders' total liability to the Client for any claim arising out of or relating to our services shall not exceed the total amount paid by the Client for the specific project giving rise to the claim.
We are not liable for indirect, incidental, consequential, or punitive damages, including loss of use, loss of enjoyment, or loss of property value. We are not responsible for delays caused by permit processing times, material supply chain issues, weather events, or other circumstances outside our reasonable control.
Photography and Portfolio Use
Unless the Client expressly opts out in writing prior to project completion, Sarasota Sauna Builders reserves the right to photograph completed sauna installations and use such photographs for portfolio, marketing, website, and social media purposes. No personally identifying information (names, addresses, interior home details) will be shared without explicit written consent.
Clients who wish to opt out of photography use should notify us in writing at the time of project agreement signing.
Governing Law and Disputes
These Terms and Conditions are governed by the laws of the State of Florida. Any disputes arising under this Agreement that cannot be resolved informally shall be subject to binding arbitration in Sarasota County, Florida, in accordance with the rules of the American Arbitration Association.
The prevailing party in any dispute shall be entitled to recover reasonable attorney's fees and costs.
Changes to These Terms
We reserve the right to update these Terms and Conditions at any time. Changes will be posted on our website with a revised "Last Updated" date. Continued engagement of our services after any changes constitutes acceptance of the updated terms. We encourage you to review this page periodically.
